Why Homes Don't Sell

Price is the most common reason, but rarely the only one. Most homes that do not sell come back to one or more of four things: the price compared with what buyers are paying right now, how the home looked in photos and in person, how many of the right buyers actually saw the listing, and how easy it was to show. A listing review with a Realtor will tell you which of these applied to your home.

It depends on your timeline, the season and what needs to change before the home goes back on the market. Sometimes a short pause to fix the plan is worth it, and sometimes waiting only costs you time. We will give you our honest opinion either way.

Not always. A price reduction is one tool, not the only one. Sometimes the list price is the problem, and sometimes the price was fine and the presentation or marketing fell short. We will show you the recent sales and current competition so you can see where your home stands and decide for yourself.

Once your listing agreement has expired or been canceled, you are free to interview and hire a different agent. If you are not sure whether your agreement has ended, check the dates on it or ask the brokerage you listed with. Keep a copy handy, since some agreements include terms that continue for a period after the listing ends.
