A Phoenix address is not a comparison set. To decide what your home may be worth, start with recent sales that match its property type, immediate setting and condition, then examine the alternatives a buyer can choose today. The useful result is a supported range, not a precise-looking number that ignores the home itself.
The Penrose Team offers a free home value review comparing your property with recent sales and homes currently for sale. If you decide to list, our written plan covers price, preparation and marketing, with updates on a set schedule. Read our seller-service commitments.
Schedule a seller introduction call with Jason Penrose. Bring your address, the changes you have made and your moving priorities; you do not need to choose an asking price first.
Choose comparisons that fit the property
Phoenix's Desert View Village description illustrates why a city label is too broad: it describes higher-density areas near Desert Ridge and Loop 101, condominiums and master-planned communities, and equestrian and larger-lot residential settings farther north. Those are different property contexts, not interchangeable sales evidence. Desert View is an example within Phoenix, not a proxy for the entire city.
Begin with property type, immediate location, lot, usable space, condition and documented improvements. Ask why each closed sale belongs in the comparison set and what important differences remain. The nearest sale may be less relevant than a property with a more similar layout and setting. An active asking price shows what another seller seeks; it does not establish what a buyer paid.
Separate a physical feature from a permitted use
If your property has outbuildings, unusual land or an advertised equestrian use, assemble the parcel records before describing what a future owner can do. A village description does not verify horse-use rights for an individual address. Likewise, do not count a converted space as equivalent living area solely because it looks finished.
Bring available plans, permits and improvement records to the value review. Identify uncertain details instead of assigning an unsupported dollar premium. That gives the pricing conversation a clear question to resolve rather than a guess to defend.

Phoenix market snapshot: September 2026
The September 2026 Phoenix Single Family report gives city-level context for a value discussion. These monthly figures compare September 2026 with September 2025, not the previous month or the whole metro area.
| Measure | September 2026 | September 2025 |
|---|---|---|
| Median sales price | $485,000 | $502,500 |
| Closed sales | 750 | 787 |
| Pending sales | 463 | 739 |
| Days on market until sale | 68 | 75 |
| Percent of list price received | 97.9% | 97.7% |
| Inventory of homes for sale | 3,158 | 2,908 |
The lower median and higher inventory do not assign a discount to every Phoenix home. They make the choice of comparable sales and competing listings important. This is a historical snapshot, not a prediction of your price or selling time. For the broader question of whether sales are happening, see our separate Phoenix housing-market Q&A.
These are single-family figures for the city of Phoenix as reported; the separate townhouse and condo and year-to-date figures are not used here. Price and percent-of-list figures do not account for sale concessions or down-payment assistance.

Online estimate or property review?
Our online home-analysis tool can start the conversation. Check the property details behind the estimate, especially if the home has changed or nearby sales differ materially. A free agent review is not a formal appraisal or a guaranteed sale price.
Use the value range to compare your next steps, not just a headline asking price. Payoff, negotiated credits, selling expenses and preparation costs affect what remains for your move. Use your own figures rather than a standard fee assumption. For area orientation and home-search information, visit our separate Phoenix community guide.
What would you keep after selling?
The potential sale price is only part of the decision. Your mortgage payoff, any other liens, selling costs and negotiated credits affect what remains.
Before choosing a listing price or committing to your next home, compare possible sale prices with a seller net sheet. Keep loan payoff amounts and estimated costs separate so you can see which assumptions change the result. An estimate of proceeds before income tax is not the same as taxable gain.
Check the work before planning the spend
A pre-sale change can affect both your preparation schedule and the way the home should be described. For a property listed on the Phoenix Historic Property Register, the city's Historic Preservation approvals guidance explains review of proposed building-permit work affecting the exterior. The city determines the applicable approval. An older house is not automatically a designated property, and a neighbor's renovation is not permission for yours.
Before committing to exterior alterations, confirm the actual property's status and proposed work with the city and qualified professionals. Compare selling in its present condition with a limited-preparation option. Include contractor time and the cost of continuing to own the property; neither a renovation receipt nor a historic designation establishes a fixed increase in sale price.

Phoenix home-value questions
-
Proximity alone is not enough. Check property type, lot, layout, condition and documented improvements. Explain the differences before relying on a sale, particularly where nearby homes sit in different property contexts.
-
No. It is the middle sale in the report's single-family group for that month. It is neither a valuation of your address nor evidence that your home changed in value by the same amount. Condos and townhouses need their own comparisons.
-
Start the review before committing to more work. Bring plans, permit records and cost estimates, and identify what is complete. Compare the current home with the proposed finished version without assuming every dollar spent will be recovered.
-
No. Confirm the property's actual designation and the proposed work with Phoenix's Historic Preservation Office and appropriate professionals. Area descriptions and neighboring projects do not establish your parcel's permissions.
Understand the range before setting the price
Bring your address, improvement history and the questions you want the comparison to answer, and we will compare your home with recent sales and current listings before you decide whether to list.
