Your Gilbert home's value depends on recent sales of comparable properties, the homes buyers can choose from now, and the condition and features of your home. A citywide median or automated estimate can offer context, but neither is a price opinion for your address.
Start with a free home value review from The Penrose Team. Schedule a seller introduction call with Jason Penrose to begin. We compare your home with recent sales and current listings, then talk through pricing, preparation and timing. Whether you are ready to move or still weighing your options, the goal is a useful next step without pressure to list.
Start with your home, not a townwide average
A home near Gilbert's Heritage District may need a different set of comparable sales than a home in a newer subdivision. Even within the same community, differences in floor plan, lot position, condition and recent improvements can affect the comparison.
For a useful value review, the questions include:
- Which recently sold homes are genuinely similar in size, layout, age and condition?
- Which nearby listings would a buyer consider alongside yours?
- How do the lot, outdoor space, garage and any pool compare?
- Have the roof, air conditioning or major interior finishes been updated?
- Are there HOA costs, restrictions or other property details buyers will consider?
- Are nearby new homes competing with yours through pricing or incentives?
The point is not to choose the highest number. It is to understand the range the evidence supports and how your preparation and timing fit that range.

Gilbert market snapshot: September 2026
The Phoenix REALTORS Local Market Update reports the following for Gilbert single-family homes in September 2026:
| Measure | September 2026 |
|---|---|
| Closed sales | 244 |
| Median sale price | $584,343 |
| Days on market until sale | 61 |
| Percent of list price received | 97.7% |
| Inventory of homes for sale | 879 |
Closed sales were down 12.5% and pending sales were down 45.9% compared with September 2025, while inventory was up 24.3%. Through September, closed sales were up 0.7% and pending sales were down 3.6% for the year. Homes were selling, but sellers were competing for a smaller flow of new contracts than a year earlier.
These figures describe the reported single-family market, not a forecast for your home. The median is for September alone, not the year to date. Condos and townhomes are reported separately. The report's price and list-price figures do not account for sale concessions or down-payment assistance. Percent changes use rounded figures and can look extreme on small samples. Days on market is not a promise of your timeline or the time from accepting an offer to closing.

An online estimate is a starting point
If you want an automated starting point, you can use our online home-value tool.
An automated estimate may not fully reflect a home's current condition, recent improvements or differences between nearby properties. A home value review lets us discuss those details alongside the comparable sales. It is not a formal appraisal or a guaranteed sale price.
What would you keep after selling?
The potential sale price is only part of the decision. Your mortgage payoff, any other liens, selling costs and negotiated credits affect what remains.
Before choosing a listing price or committing to your next home, compare possible sale prices with a seller net sheet. Keep loan payoff amounts and estimated costs separate so you can see which assumptions change the result. An estimate of proceeds before income tax is not the same as taxable gain.
Sell now or prepare for a later move?
Start with your reason for moving and your next housing plan. Selling sooner may make sense when you have a firm relocation date or a home that no longer fits your needs. Preparing for a later sale can give you time to organize, address selected repairs and compare your next-home options.
Neither approach guarantees a better price. Compare the costs of waiting with today's likely proceeds, and revisit the numbers as your plans develop.

Gilbert home-value questions
-
It is a useful reference, not an automatic match. Compare the sale date, property condition, size, layout, lot and any known concessions before applying that result to your home.
-
Get the review first. It can help you separate maintenance and presentation work from larger projects that may not return their cost. Avoid committing to a remodel based only on what another seller did.
-
No. The introduction call and home value review are free and do not obligate you to sell. They give you a starting point for deciding what to do next.
