For a Surprise homeowner weighing a sale, the question is not only what price to ask. It is how the likely sale range, time on the market and cost of continuing to own the home fit your move. Start with comparable closed sales, then build a separate picture of the competing listings and your property's recurring costs.

The Penrose Team offers a free home value review using recent sales and homes currently for sale. If you choose to list, our written plan covers price, preparation and marketing, with updates on a set schedule. See our seller-service commitments.

Schedule a seller introduction call with Jason Penrose. Bring your address, moving deadline and the property documents you already have. There is no need to settle on an asking price before the discussion.

Put the carrying costs beside the price

If you can wait for a sale, ask what waiting actually costs for your address. Gather the current tax statement, mortgage information, insurance, utilities and applicable association documents. Keep recurring ownership costs separate from one-time selling expenses. This is a budgeting exercise, not an assumption that every Surprise home has the same charges.

A local example is the Marley Park Community Facilities District. The City of Surprise describes it as a separate political subdivision that can levy taxes and issue bonds independently of the city. That identifies a property-document question; it does not establish that a particular home is in the district or quote its current tax burden.

For an affected property, check the actual parcel and current tax records rather than treating a neighborhood name or another seller's bill as sufficient. Identify association charges separately instead of calling every community-related cost an HOA fee. Ask the relevant district, association, title professional or tax professional to resolve an unfamiliar item before presenting a total to a buyer.

Compare the home, not just the monthly total

Recurring costs are one part of a buyer's decision, not a substitute for comparable sales. Compare similar property types, floor plans, lot positions and condition first. Then document meaningful differences in charges and features without applying an automatic dollar adjustment to the sale price.

Keep the discussion about the property and the owner's plans. A citywide median cannot account for the details of your home.

Surprise market snapshot: September 2026

The September 2026 Surprise Single Family report shows why a price headline should be read alongside timing and activity. These are monthly city-report figures compared with September 2025, not a forecast for an individual home.

MeasureSeptember 2026September 2025
Median sales price$437,000$435,000
Closed sales257283
Pending sales191292
Days on market until sale9790
Percent of list price received99.1%99.1%
Inventory of homes for sale1,2821,244

The median was slightly higher, but reported time until sale was longer and both closed and pending sales were lower. A stronger-looking price headline therefore does not justify assuming a faster sale. The report's days figure is historical, not a deadline or the time from an accepted offer to closing. Use current comparable listings to plan your own timing rather than assume the citywide figure predicts your selling time.

These are single-family figures; the separate townhouse and condo and year-to-date figures are not included. Price and percent-of-list figures do not account for sale concessions or down-payment assistance.

Start online, then check the details

Our online home-analysis tool offers a starting point. Review the address and property details before relying on an estimate. Condition, improvements and the relevance of the sales still need attention. An agent's home value review is not a formal appraisal or a guaranteed sale price.

For your move, compare possible proceeds after payoff, selling expenses and negotiated credits using your own amounts. Do not treat the report's list-price percentage as the percentage you will take home. If you are researching the area or looking for another property, our Surprise community guide serves that different purpose.

What would you keep after selling?

The potential sale price is only part of the decision. Your mortgage payoff, any other liens, selling costs and negotiated credits affect what remains.

Before choosing a listing price or committing to your next home, compare possible sale prices with a seller net sheet. Keep loan payoff amounts and estimated costs separate so you can see which assumptions change the result. An estimate of proceeds before income tax is not the same as taxable gain.

Plan your move without a timing promise

Compare a sale in the home's present condition with a limited-preparation option. For each, consider the proposed asking range, repair estimates, carrying costs and how possession would fit the next move. Do not count an unaccepted offer or an expected closing date as cash already available for the next home.

For a property in the Original Town Site, the city's Surprise Heritage District resource provides a separate planning context. It identifies the district between Bell and Greenway roads and El Mirage and Dysart roads. Check the actual parcel and proposed work with the city before advertising expansion potential or committing to exterior changes. This is a conditional document check, not a citywide requirement or a claim that redevelopment raises your home's value.

If you listed before without a sale, review the old price and presentation against today's competing homes before repeating them. Our home-didn't-sell guide explains that separate relaunch conversation.
